Navigating L.A. County’s Plan Check Process

Securing permits in Los Angeles can be one of the most time-consuming parts of a construction or remodel project—but with the right planning and documentation, it doesn’t have to be overwhelming. Understanding how the Plan Check process works is key to getting your project approved and underway.

Whether you’re drafting plans for a new build, an ADU, or a post-fire rebuild, here’s what to know to set yourself up for success:

1. What Is Plan Check?

Plan Check is the process the Los Angeles Department of Building and Safety (LADBS) uses to review your construction documents and verify they meet local codes. That includes zoning, structural safety, energy efficiency (Title 24), and more. If anything’s missing, the city will issue corrections—and the clock restarts.

2. What You’ll Need to Submit

Every project is unique, but a typical submittal includes:

  • Site plan, floor plan, and elevations

  • Structural plan set

  • Energy compliance report (Title 24)

  • Soils/geotechnical report (if applicable)

  • Property survey or slope analysis (for hillside lots)

  • Structural calculations

At Dana Structural, we work with your architect (or independently) to make sure everything is coordinated, complete, and ready to pass review.

3. Use the ePlanLA System

LADBS has shifted many plan submittals to their ePlanLA portal—a digital system where you can upload, track, and revise your plans online. We can assist in preparing your files to meet formatting standards and naming conventions, so they’re accepted without delay.

4. Expect a Review Cycle

After your initial submittal, you’ll typically receive plan check comments (corrections) within 4 to 6 weeks. These must be addressed and resubmitted. We handle this process, updating the plans and responding clearly to each comment for faster turnaround.

5. It Pays to Partner Early

Permits can delay a project if not planned for from the beginning. By working with a drafting and design team who understands LA’s process, you reduce the risk of rework and miscommunication. We coordinate directly with consultants and city officials when needed, keeping your project on track.
